Details: |
Walls: Cavity wall
construction, consisting of 100mm concrete blockwork outer leaf,
50mm cavity, 100mm timber frame panel. Finished with duplex
plasterboard internally and given a dry dash render externally.
External walls insulated using 100mm fibreglass insulation between
studs. |

Roof, fascia & guttering:
All roofs are to be finished with ‘Edgemere’ plain slate effect
concrete interlocking tiles. Fascias & linings to be treated
timber with ‘buff’ stain finish. All gutters/downpipes to be
black UPVC.

Garages: All
garages are fitted with “up and over” doors and are appointed
with lighting and power.
Gardens: Turf laid to both front and rear
gardens with landscaped beds consisting of shrubs and trees
where applicable. Rear gardens enclosed with 1.8m high timber
slat fencing. Properties bounding the main frontage of site
to have dry stane dykes at front of properties. Concrete paving
slab footways leading from a tarmacadam driveway. Rotary clothes
drier to rear. All public open spaces to be will be maintained
by a factor appointed by Gordon Land Limited. |

Kitchen:
A choice of luxury cabinets and work surfaces
are offered, and will include built-in stainless steel
electric oven, hob and extractor hood. Integrated fridge
freezer (will be either an upright or built under depending
on individual layouts) and integrated dishwasher supplied.
Choice of worktop and tiling between surface and underside
of wall units. Further information on appliances, choices
available for kitchen cabinets and work surfaces can
be obtained from the sales advisor at the show house. |

Utility room:
Where applicable, utility room will be fitted out with same
style of luxury cabinets, work surfaces and tiling as chosen
for the kitchen. There will be splash back tiling in this area.

Fireplaces:
Dependant on stage of construction purchasers may have the
opportunity to specify a solid fuel burning fire & traditionally
built chimney in the lounge at an additional charge. For full

at the show house.
Cloakrooms, bathrooms & en-suites: All
comprise WC and wash hand basin from a range which is of contemporary
appearance with appropriate styled tap fittings etc. In addition,
the bath in the bathroom has fitted above it a thermostatically
controlled shower kit & glass screen. In en-suites a shower
tray complete with up-stand all round has a glazed screen
enclosure. Again shower controlled by a thermostatically controlled

Decoration: Two coats of magnolia emulsion
to walls of all rooms except bathrooms, cloakrooms & en-suites
which will all be white. Two coats of white emulsion applied
to all ceilings. White satin painted finish to all interior
woodwork & stair balustrade. Cornice fitted in vestibule,
hallway, lounge & family kitchen (dining room where applicable).
Staircase: Painted timber balustrading &
handrail.

Plumbing
& central heating: An oil fired “wet” system
with thermostatically controlled radiators.
Electrical installation: Ample sockets throughout,
including TV and telephone points in the lounge & master
bedrooms. Shaver points in all en-suites and bathrooms. Polished
chrome effect recessed downlighters throughout main living
areas, and bathroom/en-suites. Pendant light fittings elsewhere.
